A Smart City Prototype in Japan: PLP Architecture Breaks Ground on the First Tower of Tokyo Cross Park

Construction has officially broken ground on Tokyo's new global headquarters for NTT, a major Japanese technology company. The project is a key component of PLP Architecture's Tokyo Cross Park masterplan, a large-scale regeneration development in the Tokyo metropolitan area, first announced in 2022. On December 5, 2025, construction began on the first stage of the scheme, one of four towers planned within the masterplan. The NTT Hibiya Tower, designed by PLP Architecture and developed by NTT Urban Development in collaboration with Tokyo Electric Power Company, is a 230-metre-tall, 361,000-square-metre mixed-use building and forms the central element of the 1.1-million-square-metre Tokyo Cross Park Vision. PLP Architecture serves as Design Architect for the tower, as well as Masterplanner and Placemaking Strategist for the wider development.

Every year brings new ideas, projects, and shifts in architectural culture, but it also marks the loss of voices that have shaped the discipline across decades. Architecture moves forward, but it also advances through absence. When figures who helped articulate its language and its ambitions disappear, they leave behind more than completed works or influential texts. Their absence becomes a threshold, a moment in which the discipline pauses to understand what remains, what evolves, and what continues to guide us. These moments of loss remind us that architecture is a long, collective construction, carried not only by those shaping the present but also by those whose visions continue to orient how we think about cities and landscapes.

The architects and thinkers we lost in 2025 came from remarkably different worlds, yet the questions that shaped their work often intersected. Some approached the city through identity, symbolism, and historical continuity, seeking to ground the built environment in cultural memory. Others interpreted it through engineering precision, ecological systems, or radical experimentation, expanding what architecture could be and how it could be experienced. Their work spans contexts as diverse as postwar Britain, rapidly urbanizing China, Central European avant-gardes, and the evolving cultural institutions of Berlin and New York. Together, they form a spectrum of responses that defined, and continue to define, architectural culture over the last half-century, revealing the multiplicity of ways in which architecture can engage with society, technology, and the environment.

The Line of Fragile Radiance: Neon Light as Atelier, Architecture, and Archive

The fragility—and temporal beauty—of neon has captivated audiences since the early 1900s. First shown commercially by French engineer Georges Claude at the 1910 Paris Motor Show, neon spread rapidly, achieving broad popularity in the United States from the 1920s through the 1950s. Mid-century America saw it everywhere: from the casinos of the Las Vegas Strip to roadside motor inns along Route 66 and the spectacle of Times Square. By the latter half of the century, however, many signs were scrapped or left to decay, and numerous municipalities restricted neon as visually garish or power-hungry—despite the technology's comparatively modest energy use. In the U.S., renewed interest in neon arguably didn't meaningfully return until the early 2000s.

In Hong Kong, by contrast, neon was embraced with unusual enthusiasm at a time when it began to lose popularity elsewhere. Even as installation slowed in recent decades—largely due to updated ordinances requiring removal of overhanging signs whose support structures failed to meet safety standards—the city's affinity for neon never fully disappeared.

Vietnam’s Tube Houses: Architectural Strategies Under 100 m²

In Vietnam, the tube house has almost become a vernacular form in densely populated cities like Hanoi and Ho Chi Minh City. This typology originated from ancient façade taxes and as a strategic response to urban land scarcity and optimization of street frontage for commerce. Their traditional structure typically relies on the front façade for daylight and ventilation. People living there often face the challenge of designing in a space defined by the deep plots, limited street frontage, and close neighboring buildings, restricting natural light and airflow. To counter this fundamental lack of perimeter exposure, Vietnamese architects usually employ several strategies oriented towards internal environmental manipulation. This curated collection explores tube houses under 100 m2, where their small size increased the need for absolute spatial economy and the verticalization of function, which directly influenced design decisions across all projects.

For more than a century, residents of growing American cities reshaped their rivers to serve industrial and manufacturing needs. Waterways were straightened, deepened, paved, or buried to support shipping routes and to move materials efficiently across regions. These transformations created an urban landscape in which rivers were treated as productive infrastructure rather than as living ecological systems.

This approach left a lasting imprint. Riparian habitats disappeared, water quality declined, regional biodiversity grew vulnerable, and communities grew accustomed to river corridors dominated by steel walls and concrete channels. The industrial reshaping of rivers in places such as Chicago, Los Angeles, and the Mississippi basin created durable patterns of development that still influence how cities function today.

UNS Designs a 10-Minute Walkable City Master Plan for Multigenerational Living in Seoul, South Korea

UNS has revealed images of SeoulOne, a master plan designed for Hyundai Development Company (HDC) in Seoul, South Korea, intended as a new model for multigenerational living. The project, already under construction on a brownfield site in the northeast of the city, reimagines an existing industrial site and railway area as a 405,000 m² car-free neighborhood for a multigenerational community. A never-sleeping, green master plan for Seoul, SeoulOne is envisioned as a mixed-use mini-city where all essential services for people of all ages are available within a 10-minute walk. The design includes 24/7 residential towers, retail spaces, offices, a hotel, sports facilities, daycare centers, senior living facilities, and a medical center, offering permanent services within walking distance. More than 30% of the site is dedicated to vegetation, including pocket parks, roof gardens, water gardens, and a forest walk, creating a year-round green village.

Urban renewal is inherently fraught—financially complex, politically exposed, stakeholder-dense, and almost guaranteed to leave someone dissatisfied. Precisely for these reasons, many cities default to inertia rather than risk the upheaval that comes with reworking entrenched urban fabrics, their residences, and their dynamics; once the "sleeping bear" is prodded, unexpected complications tend to multiply.

Miyashita Park (Miyashita Kōen), located in Shibuya, Tokyo, crystallizes this dilemma. Its current form—a layered, mixed-use complex balancing commercial activity with a publicly accessible park—emerged from years of negotiation, critique, and recalibration. The result is a distinctive example of a public-private partnership that seeks to align urban amenity, everyday leisure, and economic viability, producing a new piece of city that hosts public life while underwriting its own upkeep.

Modernism has a long history in Morocco. Being close to Europe and under French Protectorate rule, it kept pace with architectural developments in the movement. Created by California surfers who wanted to bring the lines of surfing onto asphalt, skateboarding soon outgrew its role as a simple alternative for flat days. It established itself as a practice that reads the city through a different logic, reinterpreting steps, handrails, walls, and interstitial spaces as possible lines, challenges, and opportunities. Over time, it evolved into a global urban culture, a way of inhabiting and transforming public space through movement. At its core, skateboarding reveals how many cities coexist within the same city, depending on who moves through them and how each person is able to reinterpret their surroundings.
