The development of cities has historically been a slow-moving process. In the everchanging urban landscape that faces the pushes and pulls of a variety of social, economic, and financial factors, it’s been hard to pinpoint just one main reason over another why each city has evolved over time into the way that we experience it today. And as designers and planners speculate about what the future of our cities should be, sometimes the reason that our cities look and operate in the way that they do has come down to a few famous battles between individuals with competing schools of thought.
Penthouses embody how form is following finance. As their own sector of the luxury real estate market, these spaces are often reserved for the richest clients and investors. From heiress Marjorie Merriweather Post's iconic 54-room mansion in the sky, to top-floor units in mid-rise developments, penthouse designs have been continuously reimagined to take architecture and interior design to new heights.
Earlier this month, New York City Mayor Bill de Blasio announced the launch of the Open Boulevards program, an initiative that would temporarily close off car traffic on boulevard segments across several blocks, expanding the public space for dining, cultural activities and artistic performances. The project builds on the successful initiatives Open streets and Open Restaurants, which transformed the city’s streetscape to better serve diners, cyclists and pedestrians amidst the pandemic.
It would be an understatement to say that architecture is a profession that closely mirrors economic conditions. In this practice, we’ve all heard the stories or felt the experiences of recessions that were quickly followed by projects put on hold, a decreased pipeline of new business, and the unfortunate impact of layoffs and furloughs. The cyclical nature of the design field, paired with the pressure to meet the spatial needs for a growing global population in a time where the value of land has continued to sky-rocket means that architecture is naturally subjected to economic impacts in a significant way. But some economic theories predict that instead of the economy dictating the ebbs and flows of the design profession, architecture might be one of the influences causing economic downturns.
Dozens of neighborhoods in New York City have been upzoned based on contrived, and even false claims made by the city, which promised more diversity, affordable housing, minimum displacement, and other worthy goals. None of those projections materialized, but this is never acknowledged. Worse, the upzoning created the opposite conditions: less diversity, fewer affordable units, and whiter, wealthier neighborhoods. This, too, is never acknowledged. But the damage is done—and developers are having their way—following the new zoning. Then it’s onto the next neighborhood, with the same approach. SHoP Architects has designed a new mixed-used development and tower that will also house the Museum of Civil Rights in West Harlem. Combined, the project could total nearly one million square feet of office, residential, and retail space with the cultural program. SHoP submitted a draft scope of work for the project, dubbed One45, that was made in collaboration with Judge Jonathan Lippman and Reverend Al Sharpton.
Architects are charged with protecting the public’s health, safety, and well-being. When buildings fail, whether through increased loads, poor design, or natural disasters, that charge also falls to those capable and willing to aid people in need. Firefighters regularly experience architecture’s collapse, often risking life and limb to save occupants and individuals they do not know. Yet firefighters and emergency personnel also have their own buildings they call home, rare typologies where recreational, domestic, and professional activities collide.
Paul Clemence has released a new series of images, showcasing the on-going construction works on 111 West 57th, designed by SHoP. Located in New York, the residential tower is set to become the second-tallest building in the city by roof height, and the most slender tall building in the world, once completed.
The 52-story residential tower 200 Amsterdam Avenue is set to become the tallest skyscraper on New York's Upper West Side. The project was designed by Elkus Manfredi Architects, and is being developed by SJP Properties and Mitsui Fudosan America. An appeals court recently decided to allow the tower to include it's top 20 stories on the building's site between West 69th and West 70th Streets.

Almost one year into the COVID-19 pandemic, life is starting to feel like it might regain its sense of normalcy. With promising vaccines being slowly rolled around the globe, the focus is shifting away from the immediate, and into what the future looks like- including where people want to live. At the beginning of the pandemic, stories all across the media claimed that cities were dead, people were leaving as a permanent measure of safety and well-being, and that the real estate market would experience a long and slow recovery to the boom it had experienced in the pre-pandemic world. But there’s been a shift, and it’s happening fast- people are returning to cities almost as suddenly as they once left them.
The 50 Hudson Yards skyscraper by Foster + Partners has topped out in New York. As one of the largest office buildings in the city, the project has become the fourth-biggest office tower by square footage. The 58-story office tower includes very large floor plates for up to 500 employees on each floor. The tower is the latest in a series of projects rounding out the Hudson Yards on the western edge of Manhattan.
The new "Spiral" skyscraper by Bjarke Ingels Group has topped out at Hudson Yards in New York City. Rising 66 stories, the project towers over 1,000 feet tall with a series of stepped, landscaped terraces that wrap the building. With over 2.8 million square feet of office space and ground floor retail once complete, the tower will feature open floor plans with views across the Financial District and the surrounding cityscape.

Skidmore Owings & Merrill (SOM) has shared new renderings of a tower to replace the Grand Hyatt Hotel next to Grand Central Terminal in Midtown Manhattan. With over 2.2 million square feet of space, the project is being developed by RXR Realty and TF Cornerstone with SOM, Beyer Blinder Belle and Field Operations. The mixed-use project would rise over 80 stories to 1,646 feet tall, making it the second-tallest building in New York City.
Understanding what drives economic, social, and educational disparities between communities is one of urbanism’s most critical and highly-discussed topics. It’s an increasingly complex issue, with many factors at play- one of them being the design and location of desirable urban green spaces. While sometimes they are a tool that helps to bolster underserved communities in terms of health and economic benefits, safety, and climate resistance, other times they can actually drive out the residents that they are created to serve. Now, the challenge lies in how to design these recreational sites to create better futures for all.
As long as cities have been around, there’s been one pressing question central to their future: “What makes urban areas desirable?” Over half of the world’s inhabitants live in cities and that number is projected to climb over the next decade with more than 5 billion people inhabiting urban cores globally. To prepare for this demand, cities are finding ways to be more desirable, draw in talent, and entice both big and small businesses, all while finding more ways to create equitable living opportunities for all.
